A lease of 5 fixed years with 5 one year option periods for a total of ten years is needed. Occupancy no later than Oct 1, 2014. It must have after hour's accessibility, and must be in a well lighted and safe neighborhood. Responses must show proof of ownership or authority to operate on owners behalf. Space within or fronting on the following boundaries will be considered: Location will need to be in Kentucky within a 5 mile radius of the Robley Rex VAMC located at 800 Zorn Avenue, Louisville, KY 40206. TYPE OF SPACE REQUIRED: Climate controlled warehouse space AREA SQ. FT. REQUIRED: At least 14,000 net usable sq ft but not exceeding 14,800 net usable sq ft NUMBER OF PARKING SPACES REQUIRED: Minimum of 2 SPECIAL REQUIREMENTS AND SERVICES: Area must have a loading dock and a minimum of 1 unisex bathroom. Appropriate lighting, telephone, HVAC, floor loading, fire safety, 110/220 and 120/240 power required. Solid core doors with minimum 36" width are also required. Maintenance (replacement of light bulbs, proper operation of mechanical and electrical systems) to be included in contract. Compliance with all local, state and federal fire/safety regulations Fire Alarm System provided by landlord. Wireless security system and/or video monitoring cameras provided by landlord. All door hardware locks will be compatible with Best Locks. All electric will be serviceable. HVAC/plumbing serviceable. After-hour and weekend access for VA will be required. Sprinkler system to comply with local building codes. Snow removal, grounds maintenance of surrounding area required. Trash Removal.
